Signing a tenancy agreement online: a tenant's guide
Signing a tenancy agreement electronically is legally identical to signing on paper in England and Wales. Before signing, read the whole agreement (rent, deposit, term, break clauses, who pays what), check the landlord's details match who you've dealt with, and make sure you receive the legally required documents: deposit protection information, the How to Rent guide, the EPC, gas safety record and EICR.
Frequently asked questions
Can I be forced to sign before seeing the property?
No, and you shouldn't. View in person or by live video first. Be wary of anyone pressuring you to sign or pay to 'secure' a property you haven't seen — that is the classic pattern of rental fraud.
What happens after both parties sign?
The agreement is executed and binding from the date stated. You'll then pay the first month's rent and deposit, the landlord confirms receipt, your deposit is protected in a scheme, and you arrange key handover for the move-in date.
Do I get a copy of the signed agreement?
Yes — you are entitled to a copy. On Hilltro the fully executed agreement, with both timestamped signatures, remains available in your account so you can review it whenever you need it.
