The starting point is published rental evidence for your own postcode district, not a city-wide average. Hilltro holds baseline monthly rents for 329 London postcode districts, split by studio, one, two, three and four-or-more bedrooms, taken from Office for National Statistics figures derived from Valuation Office Agency observations. Where a district has too few observations to be reliable, the estimate falls back to the wider postcode area and the confidence level is lowered to reflect that.
Two flats on the same street rarely achieve the same rent. Condition and recent renovation are the largest controllable factors: a property refurbished within the last year typically commands materially more than one untouched for twenty. Outside space carries real weight, with a private garden or roof terrace commanding a clear premium over a balcony. Floor level cuts both ways — a higher floor with a lift is worth more, the same floor without one is worth less. Walking time to a station, energy rating, parking, and building amenities such as a concierge, gym or air conditioning each move the figure by a few per cent.
Any honest rental valuation is a range. Hub estimates use a local authority average rather than a postcode-level median, so they are always reported as indicative and carry a wider range than a London result.
