Answers to common questions about renting, listing, referencing, offers and payments on Hilltro.
Sign up with your email, choose whether you're a tenant or a landlord, and complete your basic profile. It only takes a few minutes.
Yes. Searching, saving properties, requesting viewings and sending offers are all free for tenants. Referencing is free too — charging tenants for referencing is banned in England under the Tenant Fees Act 2019.
Yes to list. List your property on Hilltro for free and pay once: a flat £49 landlord fee, only when you have found a tenant through Hilltro. There is no commission, no tie-in contract and no renewal fee, and the management tools are free for life.
Tenants provide identity, employment and affordability information once. Referencing typically takes only a few minutes to complete, and the verified profile is reused for every property rather than repeated per application.
Tenants request viewings directly through the platform and, when ready, submit offers and communicate with landlords from one place. Landlords can receive offers with or without a prior viewing, compare applicants, review affordability information and choose the tenant that best fits the property.
Tenancy agreements are signed directly through the platform. Both sides review documents, sign digitally and prepare for the move without unnecessary paperwork, with the executed agreement stored against the tenancy.
Nobody at Hilltro. Rent, holding deposits and tenancy deposits move directly between landlord and tenant. Hilltro records payment confirmations and supports the tenancy workflow but does not hold tenancy funds.
